Tenant Frequently Asked Questions

What is the difference between unfurnished and part furnished?

Our unfurnished properties will have fully fitted carpets and floor coverings, window dressings e.g. curtains and blinds and the kitchen may have fitted appliances; there may also be pictures and/or mirrors.

Our part-furnished properties will provide additional furnishings including some items of furniture. Full details are available for each property to help you decide what type of furnishing arrangement best suits you.


Are payments always per calendar month?

We calculate the rental payments on a calendar month basis which are paid by Standing Order.

We are, however, agreeable to discussing quarterly or six monthly payments in advance and there may be a discount from your rent if you pay by this method.


What type of Tenancy Agreement will I receive?

An Assured Shorthold Tenancy is used for our tenancies which is a standard contract between us as Landlord and you as Tenant. A specimen of our Tenancy Agreement is available upon request.

Who needs to be present to sign the Tenancy Agreement?

Each tenant will be asked to initial and sign the Tenancy Agreement where appropriate and a witness also needs to be present when you sign.


How binding is the Tenancy Agreement I will be asked to sign?

The Tenancy Agreement is a legal document; when you sign this you are entering into a contract. Both Oakdene Properties and you are bound by its terms and conditions.


What happens if my circumstances change and I need to cancel the Tenancy Agreement?

When you sign the Tenancy Agreement you will be committed until the end of the term agreed, even if you decide not to remain in occupancy.


Who should act as a Guarantor?

The Guarantor will need to be a home owner and in permanent employment; they will be responsible for paying your rent if you are unable to make any payment(s).

The Guarantor Agreement which your Guarantor signs is a legally binding contract.


What privacy will I have?

We keep a master key for your property to enable us to carry out necessary repairs and to enter in an emergency. We will, however, always respect your privacy and will give you at least 24 hours written notice of our intention to visit unless it is an emergency.


What happens if I need to contact you?

At Check In we will give you contact details for during and out of working hours.


If maintenance work is required or an appliance is broken how quickly will you attend?

We aim to visit to inspect within 24 hours, or sooner in an emergency, of receiving your notification; we will then give you a timescale for carrying out the necessary repairs/replacement.


If there is an emergency and I arrange for repairs to be done what happens about the cost?

We will ask you for details and proof of the costs incurred. If we are responsible for the repairs, in accordance with the Tenancy Agreement, the reasonable costs will be reimbursed.


What happens if I want to change the décor?

Please contact us before you carry out any redecoration; we will ask for samples of your chosen wall coverings and will consider any reasonable request.


What happens if I want to change the fixtures and or fittings?

As they are permanently fixed to the building, the fixtures and fittings will need to remain.


What happens if I want to change the furnishings?

If the property is let as fully furnished, please contact us if you want to add any furniture; we will reply in writing and will consider any reasonable request.


Will you consider selling the property to me at the end of my tenancy period?

If you would like to buy the property please contact us well in advance of the end of your tenancy. If this property is not available there may be other similar properties available.
